Rise In Rural Relocations Puts Shropshire On the Map

"A rapid rise in rural relocations has kept the UK property market buoyant and no more so than in Shropshire.

As the pandemic unfolds and the economy lurches and limps through lockdowns no one would have predicted the positive affect on property sales, says head of sales at Balfours, Alistair Hilton.

Overall, average house prices have risen by 4.7% in the year to end of September, according to the Office for National Statistics. Alistair explains: “The strength of the property market is as a result of random and unpredictable events:

“The market was fizzing-up last March, after the penultimate hurdle of January 31, Brexit, when the cork was put back in by the pandemic. By June there was an explosion of homebuyers who had intended making the move earlier in the year, running in parallel with those who, having spent April and May confined to their homes, came to the realisation that they wanted a different place to live.

“That last driver was home working becoming a reality, dramatically realigning the nation’s life, work balance has fuelled to the appetite for rural properties. At Balfours 40% of those on our search list are from outside the county.

“I have always believed Shropshire is remarkably good value for money: Certainly prospective vendors see the idea of a rural county, central to Britain and with more space, as key to new found values and aspirations. Without doubt that has underpinned the strength of house prices in the county which, in our books, matches the national average rise to the end of September.”

Alistair reflects, that added to the stamp duty holiday,  it is not surprising that the appetite for new beginnings and a new home, not only has great appeal, but also makes surprisingly good economic sense for many households.
