Tenant Information

To view all of our currently available properties, use our Find a Property online search. You can register your interest in any of our properties or arrange to view online.

Once you have viewed your chosen property, please contact the Lettings Team for an application form, which will be sent to you for completion via our Referencing Service Provider. This form provides us with the information needed to reference your application. If the landlord decides to accept your application (subject to contract), we will proceed from there.

Not sure how it all works?

You’re not alone. Here are the questions we hear most often, with simple answers to help you out.

You are responsible for keeping the interior of the property clean. You are also expected to change light bulbs and replace batteries when needed, as well as cover the cost of any items damaged during your tenancy.

Before receiving the keys to your new home, you must pay the first month’s rent in advance and a deposit equivalent to five weeks’ rent. A holding fee (equal to one week’s rent) is required prior to referencing, subject to terms and conditions. Your deposit will be protected by the Tenancy Deposit Scheme (unless your landlord uses a different scheme). For more information on deposit protection, please visit their website.

Rent must be paid on time and in full by Standing Order. It is your responsibility to set up the Standing Order with your bank.

You will be required to pay a deposit for your tenancy, which will be protected by the TDS unless your landlord uses another scheme. The deposit is refundable after your tenancy ends and you have vacated the property, provided that:

  • Your rent is paid up to date.
  • All utility bills are settled.
  • The property is well maintained and returned to its original condition (fair wear and tear excepted).
  • All items listed on the inventory are present, in the correct place, and in good condition.

If a fault appears, inform the Lettings Team immediately. Failure to do so may result in you being held responsible for any further deterioration. Once notified, we will contact the landlord and act accordingly. Do not instruct contractors yourself, as you may be liable for any costs—unless in an extreme emergency such as fire or flood.

Where fitted, you are responsible for checking detectors regularly and keeping them in good working order, for your safety. We recommend daily checks; however, they must be checked at least once a week. If you notice a fault, notify the Lettings Team immediately.

Ensure the property is adequately heated and ventilated throughout the tenancy to prevent the build-up of mould and condensation.

Legionnaire’s disease is caused by inhaling droplets containing Legionella bacteria. Take the following precautions:

  • Flush showers and taps for 10 minutes after periods of non-use (e.g., after holidays or when first moving in).
  • Keep shower heads and taps clean and free from limescale, mould, or algae by bleaching and descaling at least every three months.
  • Maintain hot water on your boiler at 60°C or higher (take care to avoid scalding).
  • Report any rust or unusual substances from water outlets.

If you plan to be away for more than two weeks, inform us in writing, as this may affect the house insurance, and we may need to take steps to protect the property. During severe weather, we recommend draining down the heating/water system to avoid frozen or burst pipes, which can cause significant damage. If you choose to leave the heating on, a minimum of 15°C for 24 hours a day is advised.
