A leading Shropshire estate agent is warning that competition between residential vendors is ramping up as figures for June are released revealing an unusual dip in house prices of more than a £1,000. Head of sales at Balfours, Alistair Hilton, says Rightmove data shows the average house price, £378,240, has fallen by 0.3 per cent, equating to £1,277.

He advises: “Choosing an agent with strong marketing and who pitches each property at an appropriate price is key to achieving success in the current market. Homeowners will all have an idea of the value of their home; what the estate agent is there to do is assess the many and often complex aspects of that valuation.

“There are so many features to be considered, among these are location, style, size of property and additional potential. It is important to realise that while an optimistic valuation, which might seem tempting can actually stall early viewings and ultimately pro-long the end goal – a sale.
