The land is down to permanent pasture and has been previously utilised for livestock grazing. The land is in good heart, providing good summer and winter grazing. The land has been entered into the Sustainable Farming Incentive.
Lot 1 – Land at Higgs Hill extending to 22.35 acres
Lot 1 comprises four parcels of permanent pasture which is predominantly flat in nature. The land has the benefit of several access points onto two main roads, mains water connection with water troughs and a stockproof boundary fence. Additionally, there is 1.9acres surrounding The Old Rectory available via separate negotiation.
Lot 2 – Land Adjacent to The Rockets extending to 28.92 acres.
Lot 2 extends to 28.92 acres split into 3 parcels. The land is down to permanent pasture and has the benefit of mains water connection with troughs and good access points. The boundary fence requires some work which will be completed prior to the start of the tenancy at the Landlords expense.
Game Cover Crops:
The Landlord reserves the right to establish game cover crops in Lot 2. Where this is done, any licence fee will be returned on a pro rata basis to the licensee.
Water:
There are a series of water troughs located across the land, supplied by mains water. However, troughs might not be located in every individual field.
Public Rights of Way, Wayleaves, Easements & Restrictions:
The land is let subject to all of the existing public rights of way, wayleaves, easements and
restrictions, payment of which is reserved to the Landlord.
The land is offered on a 1-year Grazing Licence and is available from 1st May 2025. The licencewill then be renewed annually should the land be farmed appropriately.
