Step by Step Guide to Buying a Property

Financing & Legal

  • We advise you to visit your Financial advisor or Mortgage broker to ensure you are able to get the borrowing you would like.
  • Instruct a solicitor.

Where do I want to live?

  • Before you starting searching it is good to know what you actually need and where you want to live.
  • Are you looking for a home? Downsizing? An investment? Some land?
  • Don’t be too narrow with your search criteria. Emotion and ‘the feel’ factor often take over in a house purchase. You may be shown a property that seems to have nothing on your wish list but just ‘feels’ right.
  • Research areas. Work out what is important to you. It could be transport, schools, active sports clubs or quiet country life.

Registering with Estate Agents

  • Register with www.Balfours.co.uk
  • If you are a serious purchaser, it is imperative to build a relationship with an agent, such as Balfours, as our job is to match the right person with the right property.
  • It may be your ideal property is being quietly marketed and not advertised. Don’t always rely on the internet. Be the one to get the first call!
  • It is common practice to register with national property portals such as Rightmove and OnTheMarket.

Making an offer on A Property

  • Offer through the Agent subject to survey and contract.
  • Once the offer has been accepted notify your solicitor.
  • Check that the seller’s solicitor has also been instructed.
  • Contact your mortgage provider and book in a valuation and if needed, structural survey.
  • Ensure your solicitor is in funds to apply for local searches.
  • Chase your mortgage offer.
  • Put your solicitor in funds ready for exchange.

Exchange of contracts

  • All enquiries have been responded to.
  • Local searches have been received.
  • Mortgage has been approved and received.
  • A completion date has been agreed.
  • Your deposit has been received by the Seller’s solicitor.
  • You are ready to exchange.

Sales Completion

  • Completion is when the balance of the purchase price has been transferred from the Purchaser’s solicitor to the Seller’s solicitors account.
  • Your solicitor will call you when the money has cleared and informed the agent to release the keys.
  • Congratulations! You are now the owner of the property.
