Choosing your estate agent

  • The highest market appraisal is not all it takes to choose the right estate agent.
  • It is very hard not to fall for pound signs sometimes!
  • There are many factors involved which should include evidence that they have sold similar properties, an understanding of the area, combined with some good old fashioned service all contribute to instructing the correct agent.
  • Rigorous and experienced sales people are a must.

Instructing a solicitor

  • The successful sale of your property can be reliant on an efficient and experienced solicitor.
  • To help avoid delays try and ensure this is done before you have started the marketing process.

Presenting your property for sale

  • This is key. It is all about first impressions and love at first sight.
  • Present your property to your best ability.
  • A shiny front door, sparkling windows, hedges and grass that have been cut all help draw in a potential purchaser.
  • We are not necessarily recommending baking bread as people walk through the front door but its all about “the feel.”

Accompanied property viewings

  • We offer an accompanied viewing service should you prefer us to handle the viewings for you.
  • After every viewing we always provide feedback be it positive or negative.
  • It’s all about communication.

Receiving and negotiating an offer

  • You will be immediately informed once an offer has been received both verbally and in writing.
  • We are here to negotiate with your purchaser ensuring we get the best possible outcome on your behalf.

Offer agreed

  • Once an offer has been agreed a memorandum of sale is sent to all parties including both instructed solicitors.
  • We are legally obliged to inform the vendor of all offers until exchange of contracts.
  • The vendor’s solicitor will send out a draft contract and respond to all additional enquiries from the purchaser’s solicitor.

Exchange of contracts

  • We help drive the sales process by liaising with solicitors and other professionals including surveyors.
  • Once a completion date has been agreed and a deposit received by your solicitor, searches received, all enquiries responded to, and if necessary agreed mortgage details, contracts can be exchanged.

Completion of contracts

Completion is when the balance of the purchase price has been transferred from the buyers solicitor to the vendors solicitors account. Your solicitor will call you when the money has cleared in your account and inform your agent to release the keys.
