A recent interest rate war in the short-term funding world of bridging loans is increasing their viability.

Head of sales at Balfours says that whilst mortgage rates have stayed pretty much at same level for a considerable time, this has not been the case for short-term funding; where competition has stepped up.

He explains: “Short term “bridging finance” is now available from 0.49% per calendar month, with no early repayment charges or exit fees. We believe these are now at a level, where to secure the right house, bridging finance can be considered and is viable in certain circumstances.”

Property Portal Alerts Sharpen Property Market

Alerts and Notifications from property portalsare enabling house hunters to act with speed, as they receive alerts directly to mobile devices; the result is new property to the market really is “hot property.”

The first country cottage of the year to be launched to the market by Balfours received its first viewing request within 30 minutes and the viewing was undertaken within 24 hours. Alerts targeted by the agent to registered applicants yielded two further enquiries in a similar timescale. 

Head of sales at Balfours, Tim Main, explains: “Last year’s trend, that properties fresh to the market received good early interest is running on into 2017; even in the traditionally quieter month of January. We have a good list of registered applicants and as a result buyers are often being found very quickly. Indeed some of the best deals are achieved from early viewings, rather than hanging on.”

Changing buyer habits in the electronic age is reflected in the main property portals, such as Right Move which reports just over half its activity from mobile devices such as phones and tablets. It is a pattern seen within Balfours own website too, indicating buyers want quick and immediate communication when they are house hunting.

Be it large or small - keeping an agreed sale on the move is key to the success of the Balfours’ team at The Square, Shrewsbury.

Recent sales completed this year include 10 Tudor Gate, Copthorne, Shrewsbury, a six bedroom, new executive home on the market at £550,000 to Maypole Bank, Kenley, a derelict barn for conversion with planning permission for a four bedroom home, marketed with a guide of £200,000.

Head of sales at Balfours, Tim Main, says, “It is important to realise that a sale is not done until it is completed. Vendors tend to think that once a buyer has put in an offer they are virtually sold, but that is not the case. This is where the hard work really begins.”

Mr Main adds: “We work with the vendor every step of the way, to progress the sale, nudging solicitors and follow up any stumbling blocks to ensure progress is made.
