New appointment underlines growth

Balfours Property Professionals is continuing steady growth with the appointment of assistant land agent, Matthew Martin.

Matthew, who will be based at the Shrewsbury office, brings with him a practical arable experience. He graduated from the University of Leicester, before undertaking a post graduate Diploma in Rural Enterprise and Land Management at Harper Adams University.

Matthew explains: “My degree at Leicester was in classics, when I was studying at Harper Adams I also worked on a local arable farm. Since then I have worked for a national crop protection company, completing BASIS, FACTS and BETA qualifications to provide agronomy services to farmers in the county.”

Partner, Rory Galliers adds: “Matthew has a very valuable mix of qualifications, experience and positive can do attitude, all of which will stand him in good stead in his work at Balfours. We are delighted to welcome him to the team and look forward to his development within the business.”

Demand for residential lets is moving into peak season as people focus on summer holidays and making a new start.


Balfours agent, Charlotte George MARLA (Member of Association of Residential Letting Agents) says, now is the prime time for landlords to let any available property, with new employment timed to coincide with the beginning of a new academic year strengthening the market and reducing supply.


Charlotte explains: “We find teachers and doctors often start new employment in late August or September and hence are now searching for new accommodation. The summer holidays is recognised as an ideal time to move before the children go back to school, or start a new school.


“We experienced a 10% surge in demand during this period last year and it is likely to be similar this year, as parents and others plan their accommodation needs for new beginnings in employment and schools.”


According to Charlotte the summer also offers a chance for landlords to present their properties when they are looking their best, with gardens in full bloom looking more attractive, colourful and inviting, and the idea of Al Fresco dining is foremost in people’s minds. Regulations raise alarms

Balfours letting agent, Charlotte George MARLA, is issuing free smoke alarms as a result of new fire regulations. The offer to new clients throughout July comes on the back of changes in legislation to be introduced in October this year.

Charlotte explains: “Landlords have been subjected to many new regulations in recent times, so we want to ensure they remain within the law by giving alarms to all of our new clients during July. It is also important to look after the safety of tenants and we are welcoming this change in legislation.”

The latest figures show that people are at least four times more likely to die in a fire in a home if there’s no working smoke alarm. A simple alarm not only saves lives, it can also save thousands of pounds of damage to a property, plus it is unlikely to earn rent until repairs are completed.

She adds: “The new regulations require landlords to fit a smoke alarm on every floor and a carbon monoxide alarm in rooms where a solid fuel heating system is installed. We can advise on good practice and are encouraging our landlords to prepare now for the new regulations.”
