Shropshire mirrors national market

27/10/2016

House buyer demand in Shropshire is a mirror image of the national market, according to a leading Shrewsbury estate agent.

Tim Main head of sales at Balfours says, their experience duplicates findings released by the Rural Institute of Chartered Surveyors this week, that the post Brexit jitters are passing.

“Autumn is proving to be extremely positive; without doubt buyers are in the market to buy. However the caveat must be house stocks, with many potential buyers frustrated by the lack of new stock coming on the market.”

Speaking at Balfours residential office in Shrewsbury’s Square, Mr Main added: “Interest has been across the board. What has been particularly encouraging is the number of buyers from outside the county. Shropshire is without doubt perceived as not only value for money, but also offering the opportunity of an excellent work lifestyle balance.

Two of our Shrewsbury properties to exchange this month are a five bedroom home in Porthill, marketed with a guide price of £875,000 and at Abbey Foregate, a four bedroom home marketed with a guide price of £550,000. Both sold to buyers coming into the county and making that choice to settle in Shropshire.”

He continues: “October to-date has proved an extremely busy month with properties in all sectors, from town houses and village cottages to barn conversions and period homes, finding buyers. The message to prospective vendors is that despite Brexit life carries on, a fact that our sales figures and those released by RICS endorses.”

Country properties exchange

19/10/2016

Shropshire’s residential country properties remain in strong demand. Contracts have recently exchanged on a barn conversion at Ruyton XI Towns and a period home at Middle Wyke, near Shifnal.

In the north of the county the barn conversion, provides a four bedroom home, with two en-suite bathrooms, three stables and five acres. The Mill was marketed with a guide price of £545,000.

Balfours also exchanged contracts this month on a four bedroom period house near Shifnal; a property with excellent proximity to the M54, without compromise of its rural location.  Middle Wyke, which dates back to the 18th century, was sold with an acre of its own garden and grounds; the guide price was £800,000.

Head of sales at Balfours, Tim Main, comments: “We are delighted to confirm the exchange of these two properties. Currently the market is jostling between supply and demand; the market lacks a supply of fresh properties while new applicants continue to register with us. Therefore anything fresh to the market generally receives a good deal of interest.”

He continues: “October to-date has proved an extremely busy month with properties in all sectors, from town houses and village cottages to barn conversions and period homes, finding buyers. The message to prospective vendors is that despite Brexit life carries on, a fact that our sales figures for the past three months endorse.” For more information call Tim Main on 01743 353511.

County town attracts residential buyers

19/10/2016

Residential buyers from outside Shropshire are a strong influence in the county town market this autumn, according to town centre agents, Balfours.

Two Shrewsbury properties to exchange this month with Balfours are five bedroom, Hillgrove, Porthill, marketed with a guide price of £875,000 and 120 Abbey Foregate, Shrewsbury, with four bedrooms and two bathrooms, was marketed with a guide price of £550,000.

Alistair Hilton, Balfours town sales manager comments:  Both properties have sold to purchasers moving in from outside of the county. County towns are a popular choice amongst residential buyers, especially those with children who are looking for larger family homes which represent seriously good value for money.”

Last year Shrewsbury was recognised to be among the top ten county towns in the UK by premier property service, Property Wire. Shrewsbury is increasingly recognised as a popular residential location, providing a quality lifestyle offering high-end amenities, from restaurants, theatre and shopping to its excellent choice of private and state schools plus good road and rail links.

Alistair adds: “We have a continuous flow of new applicants, searching for properties in Shrewsbury and indeed throughout the county. We would welcome the opportunity to discuss your property, should you be considering a sale.”

Heritage retreat for every mood

18/10/2016

The perfect blend of heritage and contemporary design are on offer within walking distance, just north, of Shrewsbury town centre.

Portland Villa is a fine example of an Edwardian town house, located in the popular area of Mountfields, near Frankwell. It provides four bedrooms over two floors, with the master room being en-suite plus there is a luxurious family bathroom.

On the ground floor there are two reception rooms, each accessed from the entrance hall. The living room is a well-balanced room with bay window to the front. The dining room opens through to a charming garden style room, linking to the kitchen and through French doors to the garden. The kitchen itself is fitted with integrated fridges, dishwasher and SMEG oven.

Balfours town sales agent, Alistair Hilton, enthuses: “The current owners have been successful in combining heritage with contemporary. The house has many period architectural features, yet space and natural light are both maximised, while creating a variety of moods.”

The walled garden area is designed for maximum relaxation and effect with minimal gardening so that full use can be made of a built in outdoor day bed and hidden storage. A downstairs cloak, single garage and on street parking area are also part of the package. Portland Villa is marketed by Balfours with a guide price of £387,500. For more information call Alistair Hilton on 01743 353511.
