End of year positive residential market

The number of applicants seeking to buy houses has doubled for Balfours compared to the same period last year.

One year on from the company’s move of its residential department to The Square, Shrewsbury, head of sales, Tim Main is delighted with the increase in applicants. He says: “Despite the political turbulence in the UK and across the globe we have seen an increase in house hunters.

“Currently we have double the number of applicants looking to purchase, compared to the same time last year. Furthermore prices in some residential sectors have seen an increase, while others have held firm with no downward trend. Quality properties are attracting serious buyers. ”

Two properties recently sold are Sycamore Cottage, a modern cottage seven miles south of Shrewsbury, with three en-suite bedrooms, launched to the market in September with a guide price of £495,000. The sale was also completed on Lostford Manor Stables, which provided 21 stables, ten acres and planning for a three bedroom home, marketed with a guide of £375,000.

Looking forward to early 2017 with prospective clients eagerly awaiting their dream home, Mr Main says that if there is a weakness it is in the number of properties available. “We hope to see more properties coming to the market after the Christmas break, rather than waiting for the spring surge.

“If a prospective vendor has made the decision is to sell, then I believe it is best to put that decision into action. To-date Brexit has not troubled the housing market and at present the indicators are that this will remain the case for the early part of 2017.”
