A Guide to Selling Your Home

Once you have decided to sell your home we aim to make the sale process run as smoothly as possible - from marketing to EPC's we are on hand and ready to help.

Firstly we recommend that you gather the following documents - these may help to speed things up once an offer is made: Building regulations certificates for any extensions or alterations you have carried out; invoices for council tax, house insurance and utilities. For those whose property shares communal services, then again appropriate invoices. These will allow prospective purchasers to understand the running costs of your home.

You will also need to instruct a solicitor to act on your behalf and if you have a mortgage you will have to organise your onward financing.

An Energy Performance Certificate EPC is now a legal requirement – we can organise this if you don’t already have one.  A home condition report is a very useful document to prospective purchasers – though ultimately they may choose to commission an independent report, it will certainly give them confidence in their pursuit.

We will need to know which fixtures and fittings you wish to retain and which you are happy to include. We will also send a photographer to take external and internal photographs for your property’s brochure. Now is a good time to declutter, be that the caravan off the drive, or something you have intended to move but just haven’t got around to!
