The land comprises a useful 1.6 acres (0.65 ha) of ringfenced pasture at Brockton, near to Lydbury North, just 5 minutes away from the A488 and approximately half a mile off the B385. The field is somewhat undulating but is suitable for grazing and silaging or for other amenity and equine uses. The Grade 3 pasture land consists of free-draining, loamy soils. The field is enclosed by a a perimeter stockfence. A stretch of mature hedgerow borders the road. The land has the benefit of road frontage and access is provided by a 10ft gateway.

There are currently no mains connections at the site. Enquiries regarding connections should be directed to local mains service suppliers.

It is the purchaser's responsibility to have full knowledge of the extent of the land and will be able to define their ownership following purchase.

From Bishops Castle, follow B4385 for 1.9 miles then turn right and continue for 0.2 miles. Follow the road through Brockton, past Acton Bank Farm, until you reach a sharp left-hand bend and the entrance to the land is directly across the road.
