Vennwood is located just north of the villages of Marden and Sutton St Nicholas in North Herefordshire. Marden has a small range of day to day facilities whilst Hereford, located about 7 miles to the south, offers a full range of amenities expected of a Cathedral City and county centre, whilst Birmingham and Worcester offer more extensive facilities.

There are primary schools at Marden and Bodenham and various secondary schools including the exceptional Hereford Sixth Form College, winner of the 2016 TES FE Awards. In addition there are a number of independent schools in the area including Abberley Hall, Hereford Cathedral School, Christ College, Brecon and Malvern College.

Approached through its own parkland, which it overlooks, Vennwood represents the epitome of the smaller English Country House. The attractive façade is centred on a classical columned portico and surmounted by a pediment, giving an air of Georgian elegance. The interior of the house was gutted by fire in the early 20th century and then rebuilt; at the same time the exterior was altered to include the addition of the pediment.

Inside, the hall, the drawing room and library are formal rooms of elegant proportions with high ceilings, substantial fireplaces and French doors leading to the garden. The more informal family rooms, such as the kitchen, are spacious and the house benefits from the ever useful additional rooms, such as butler's pantry and office, expected of a house of this nature.

Upstairs the house comprises five double bedrooms. The master bedroom has a large en-suite bathroom and dressing room; the latter suitable for use as a children's bedroom if required. The second floor comprises a large attic which would readily provide additional bedrooms if converted.

The house, which is unlisted, requires renovation and represents a rare opportunity to create a wonderful, contemporary, family home.

The gardens and grounds at Vennwood comprise of mature planting, encompassing terraced lawns which overlook the stunning lake at the front of the house. The walled garden is particularly charming with its kitchen garden beds, gravel paths and box hedging as well as an espalier walkway and further espalier trees growing up the walls. Beyond the walled garden is a further shrubbery and former tennis court. To the rear of the house is a yard encompassed by outbuildings including a garage. Part of the old stables has been converted to a self-contained two plus bedroom cottage with integral garden (Stables Cottage).

To the north of the house is the original farmyard of brick built, traditional farm buildings together with two Dutch barns. They offer the marvellous opportunity for conversion to stables, offices, workshops or other alternative uses subject to obtaining the necessary planning consent.

Located at the main entrance to Vennwood, the Lodge is a pretty two bedroom house benefitting from both off road parking and a garden.

Located near the entrance to Vennwood's back drive is Redbridge Cottage comprising of three bedrooms, a small stables/outhouse, off road parking and a large garden. There is also an adjacent paddock. The cottage requires modernisation.

The land at Vennwood extends to about 214 acres in all and benefits from a variety of uses. In front of the house, and with the drive running through it is the grass parkland with mature trees. To the rear of the house is an additional grassland paddock.

To the north of this Estate is the eponymous Venn's Wood, about 28 acres and comprising mature deciduous woodland. There are numerous other small coverts located on the Estate and given the topography a small shoot could be made. There are two cider orchards extending to about 28 acres and the majority of the balance of the land is arable red soil well known for its productive capacities.

From Hereford, go north from the Aylestone Hill roundabout signposted to Bodenham and Sutton St Nicholas. After some distance, pass through Sutton St Nicholas and about 2.5 miles further the entrance to Vennwood will be found on the right-hand side (just after the left-hand turning to Venns Green and beyond the entrance to The Lodge).
