Character cottage - Condover

A charming cottage, in the heart of the highly sought after village of Condover, south of Shrewsbury, has been launched to the market.

Three Butcher Row is a quintessential English cottage providing two bedrooms. The living room has been sympathetically finished to include feature beams and inglenook with wood burning stove.  The dining room backs onto the same chimney breast, while the kitchen, breakfast room has access to the courtyard garden.

There are two staircases providing access to two bedrooms and the bathroom. Each of the bedrooms has built in wardrobe space. A third room on the first floor would be ideal as a dressing room, nursery or study.

Says agent, Tim Main of Balfours: “Butcher Row is a very peaceful private driveway, yet is less than three miles from the county’s main trunk roads. The cottage comes with its own pretty traditional brick garage and courtyard garden for unwinding.”

Three Butcher Row is marketed by Balfours with a guide price of £220,000. For more information call Tim Main on 01743 353511.

Dedication drives agent’s career

Estate agent manager, Duncan Scobie, who was awarded the Sunday Times silver award, for best single office in the West Midlands, has joined Balfours residential sales office.
Duncan, who put down roots in Shropshire more than 30 years ago, has returned to the county following working abroad.
Today he is delighted to join the growing residential team, working within Balfours prestigious office in Shrewsbury’s town centre. Duncan acknowledges: “To be working in the heart of the county town with one of the county’s longest established and highly regarded agencies is excellent.
“The Square is a fabulous location with some wonderful historic architecture, in short, an excellent working environment. Furthermore, Balfours residential portfolio has significantly increased over the last 12 months, attracting a fascinating array of properties together with great clients.
Ironically, Duncan’s introduction into estate agency was as a virtual apprentice, having spent one term at college after school, he realised college was not for him. Together with a fellow pupil they both landed jobs with an estate agency and he has never looked back.
Progression took Duncan through the ranks in Shropshire and the Midlands from humble beginnings to branch manager, before he was approached to start a new estate agent office, in Newport, Shropshire. “I had to set up the office from scratch, less than two years later we were the number one estate agent in town – and awarded the Sunday Times Silver Award for a single office in the West Midlands, in 2008.
Since then Duncan has spent four years in Thailand’s second city, Chang Mai, teaching at the University. Head of sales at Balfours Tim Main, comments: “Duncan is proving to be a real asset to the team as we continue to grow the business; his dedication and passion are quite evident, both now and through his career path.”

A building plot in one of the county’s most sought after villages, Oldbury, situated one mile south of Bridgnorth, and is on the market with Balfours.

Longthorpe plot is an open canvas to live the dream and apply a personal vision to a plot with full planning permission to build a five bedroom detached house.

Balfours, Duncan Scobie says: “This is an absolute one off. The opportunity to build in Oldbury’s most sought after leafy locations is exceptionally rare. Not only is the plot studded with mature specimen trees including Wellingtonia, Blue Cedar and Oaks, but there is prospect to acquire additional land with views across to the Severn Valley Railway line.”

Longthorpe is designed to provide more than 3,600 square feet of space over two floors, incorporating a magnificent entrance hall, four reception rooms a large kitchen breakfast room with French doors to the terrace. On the first floor there are four en-suite bedrooms and a fifth bedroom, with family bathroom.

The plot which extends to 0.82 acres also has planning for a four bay garage with a room above. Duncan Scobie adds: “Oldbury is renowned as an idyllic village location with excellent links to Wolverhampton and Midlands.

Longthorpe is marketed by Balfours with a guide price of £695,000; with an option to acquire an additional 0.54 acres by separate negotiation. For more information call Duncan Scobie on 01743 353511.

FARMING TALK, RORY GALLIERS

Interest rates for fixed rate loans are at an historic low having continued to fall since the referendum. The Bank of England Base Rate has recently dropped to 0.25% and who knows how long this will last. So looking ahead it could be a good time for investment or to consolidate existing overdrafts or loans.

At Balfours we organise finance for farmers and rural businesses. We are agents for AMC (Agricultural Mortgage Corporation) and we also have access to a wide range of other funding sources to suit most requirements.

Recently we have seen loan offers issued for a 30 year fixed rate loan at less than 3% which is unprecedented.   In a 12 month period we have helped clients to obtain over £20 Million in funding for a wide range of purposes and projects.

AMC will consider loans from £25,000 to £10M+ and we have sourced finance for renewable energy schemes, diversification projects, land purchase, new grain stores and other buildings, business restructuring, overdraft consolidation and many more purposes. Alternatively, we have direct contacts within all the big banks, which might suit your finance requirements.

Our aim is always to take the hassle out of applying for finance or re-finance and wherever possible we will put the application together for you and only ask you for the information that is needed. There is rarely any charge for preparing and submitting an application and fees will usually not be payable until or unless you decide to accept a loan offer.

AMC have what we believe is a unique approach to finance which they call ‘lend and leave’ in that once the loan is in place, whether it be for five or 30 years, they will not trouble you again as long as repayments are made on time and commitments are met. This is in contrast to some other providers who might insist on regular reviews which could incur additional costs and/or a review of the interest rate.

Now we have a timescale on Brexit, the time could not be more opportune to ensure your finance is serving your business at the best rates. We have even found that reassessing fixed rate loans taken out when rates were higher, adding any redemption penalties to the balance and restructuring the whole into a new loan at current day interest rates can prove cost effective in some cases.  Rory Galliers MRICS FAAV is a partner with Balfours, at New House Windsor, Oxon, Shrewsbury.
