The Coles Hill Woodlands occupy a commanding position overlooking the Lugg Valley in North West Herefordshire. The woodlands form part of Kinsham Estate and have been professionally managed for the last 28 years. Sporting rights are included together with a cottage subject to a Protected Tenancy.
The woods are easily accessed by forestry rides and extraction routes. Douglas Fir and Larch are well established together with mature Oak Woodlands and also with well established younger plantations.
The woodlands feature strongly in the local landscape and provide a unique and rare opportunity for a purchaser to acquire woodlands of silvicultural, landscape and amenity use.
The location is ideal for growing Douglas Fir. The annual rainfall, in past years, is around 32 inches and the elevations range from 500 to 1,100 feet above sea level. Some of the woodland is classified as Ancient Woodland
located in Pokewell, Downs Wood, Birchen Coppice, part of Knoll Wood, and part of Coles Hill.
Planting grants have been claimed on areas of replanting in The Larches. There is a blanket licence to thin all thinnable stands that lasts until 23rd September 2013.
Noisy Hall Cottage
The property is occupied by on a Protected Tenancy who has occupied the premises since
1982, but without a written tenancy agreement. The rent is fixed by the Rent Officer and is currently £832 per annum.
The cottage is constructed of stone under a tiled roof and consists of a living room, kitchen, bathroom, and two bedrooms. There is no mains electricity or water other than a well nearby the property.

Directions: From Leominster take signs to Knighton and at
Mortimers Cross turn left toward Presteigne. At Combe, past Shobdon, turn right for Lingen. At the next junction turn left towards Stapleton. After ½ mile turn right onto a track leading towards the woodlands (Grid Reference SO 346 644).
Alternatively to access the northern end of the woodlands proceed towards Stapleton then taking directions towards Willey. At the top of the hill turn right taking directions past Kites’ Nest, New House Farm and Whym Farm continuing straight along the track leading to the woodlands. The track is also the access for Noisy Hall Cottage.
