The Boat House affords a private position in the centre of the popular village of Wroxeter, with the property's entrance set opposite St. Andrew's Church. The cottage is slightly elevated, standing back from the banks of the River Severn. In addition to being every fisherman's dream (permit available from the Raby Estate, Uppington), the property enjoys open farmland to either side. Conveniently placed 6 miles southeast of Shrewsbury, Wroxeter or Viriconium as it was originally called was the fourth largest city in Roman Britain. Local facilities are available in the nearby village of Cross Houses, whilst the historic town of Shrewsbury has a fine selection of recreational and educational facilities as well as a thriving shopping centre. Attingham Park, with its beautiful walks, is nearby and the market town of Much Wenlock is only seven miles distant.

Believed to date back to the 19th century, the current owners have been in occupation for almost 50 years. The entrance hallway features parquet flooring and a cloakroom. The lounge is accessed from the hall and features an Inglenook fireplace and window bay with views to the River Severn. The dining room features a bay window with similar views and the fitted kitchen/breakfast room has a walk-in pantry. The kitchen includes integrated appliances; washing machine, fridge, dishwasher, oven and hob. Stairs ascend the hall up to a long landing area that leads to three bedrooms and a family bathroom. With an almost stately feel to its approach, the long driveway is flanked by leylandii trees and a grassed embankment leads past an old well, over a stone bridge (with ornamental pond below) before sweeping to the front of the triple garage. Above is a patio terrace and sloping lawned area which leads across the rear of the property. A brick/glass greenhouse and two stores are also featured. Lawned areas lead off the front before meeting a grass embankment which slopes down to a large level lawn (which is owned by English Heritage and a license is provided for the owners upkeep of this area).

From the Shrewsbury bypass take the A380 (old A5) east, towards Telford, from the Emstrey Roundabout. Pass over the River Severn, through Atcham and turn right signposted to Eyton-on-Severn and Wroxeter. At the first crossroads, turn right towards Wroxeter. As you pass The Wroxeter Hotel you will see St. Andrew's Church on the left-hand side, the entrance to the driveway of The Boat House is directly opposite on the right-hand side of the road.
